Prepare Your Home for Sale
Preparing your home for sale includes getting it ready for prospective buyers. First impressions are key, and you only get one chance to make them. Go through your home and clean every surface thoroughly. Remove clutter from spaces, even closets, to present a neat appearance. Stage each room and area and prepare for photos to use in promotions. You should also settle on a listing price during this time. Rob can help you by providing important data for comparison with similar homes in your area.
Present Your Home to the Market
Now it’s time to showcase your home to the buyers’ market. Rob can provide valuable resources to help you list on MLS and social media, plan for and handle showings and more. You should make advance plans for this period of showings. Choose some places to spend time during showings, make arrangements for your pets to be out of the way and plan for lots of eating out to keep your kitchen pristine (kitchen areas are very important to prospective buyers).
Review Offers, Sign Paperwork
You are likely to receive one or more offers from interested parties – competing buyers may even engage in a bidding war! Choose the best offer that meets your needs. Rob can help you review offers, counter-offers and possible repair requests. Set dates to sign paperwork and close the deal. If you receive no offers after an agreed-upon time, revisit the price and what could be done to make your home more attractive to buyers.
Prepare to Close
Once a purchase offer has been accepted, activity will increase. There are many steps to prepare for closing the purchase deal. Schedule inspections, collect and ensure all paperwork is completed and signed, schedule for moving your belongings out of the home and handle any last-minute requests or details. You should also decide if you want to pre-sign, or attend the closing. Rob can explain the advantages of each approach.
